Rights and obligations of a tenant

The lease is the basis of a tenancy. Different rules and conditions can be written so that the rights and obligations for the tenant will be clear.

Here are the common points that a tenant must be aware of and be careful before signing their rental agreement.

The rental deposit – landlords require a rental deposit to protect against possible damage or payment defaults.

The amount of the rental deposit must be recorded in the rental agreement. This can be a maximum of three basic rents. More than three basic rents deposit is not permitted. You can pay the deposit in full when the rental begins.

The deposit can also be paid in instalments. If the lease has been properly terminated, the tenant is entitled to reclaim the full rental deposit.

Reporting of damages

All defects and damages that occur during the tenancy must be reported to the landlord immediately.

In principle, tenants have the right to an orderly and damage free rental apartment.

Payment of rent on time

The tenant is obliged to pay the rent regularly and on time. Failure to pay could lead to termination without notice.

Rest periods – generally the rest period is from 10 p.m. to 6 a.m.

As a tenant you have the right to a functioning heating system, but you must also use it.

Grilling

The landlord has the right to include a general prohibition for barbecues in the rental agreement.
