Checklist for landlords

Furnished apartments are always practical for tenants and landlords.

If you want to move for a few months on business or plan a semester abroad as an intern or student, you are usually looking for a furnished apartment. Tenants who are only supposed to spend a few months in a city are also suitable for this alternative.

Rental pricing

The highest possible rental price is not always the optimal rental price. It is also important which target group you would like to attract as a tenant.

Rental agreement

It would be better if you sign a written rental agreement, even if the tenant will stay only for a month. With such a written agreement, all terms and conditions in the contract are clear and later you can avoid any misunderstandings.

Termination of the rental contract for furnished apartments

Tenants of a furnished apartment have the same rights and the same protection against termination of a contract as tenants of an unfurnished apartment.

Handover of the apartment

The apartment should be handed over at the beginning of the rental period and at the end of the rental agreement. When handing over the apartment with the tenant, it should be noted in writing when and to whom the apartment will be handed over, how many keys will be handed over, how high the meters for electricity, water and gas are and the overall condition of the apartment. A handover is strongly recommended for both sides – landlord and tenant and it is in their best interest.

Security deposit

In the case of furnished apartments, the tenant has to pay a deposit. The rent for the first month as well as the deposit should be paid in advance, at the latest by the handover of the apartment. Cash payments must be made with a receipt by the landlord / broker.

Liability Insurance

Housing liability insurance is always recommended. It pays for damage caused to your rented apartment.

Emergency contact details

In case of emergency, such as water damage, landlords should give their tenants the contact details of the most important contact persons. The tenant needs contact details of the caretaker or the property manager.
