⇒ What will the Sofort Wohnung service cost me?
An agency fee is ONLY charged in the case of renting through our agency. Of course you will receive an invoice from us, which you can claim for tax purposes. Our agency fee for the marketing of your property is a percent of a total monthly rent including VAT per month. The commission per successful mediation is 12% of a monthly rent and is due with the conclusion of every rental contract mediated by Sofort Wohnung Agentur. The maximum calculation period per placement is twelve months. Please take this fee into account when calculating your rent. More about our Terms and Conditions.
⇒ Do I need an energy pass even if I am renting my property as furnished?
Yes. Property owners who want to sell, rent or lease their property in whole or in part must show potential buyers a valid energy certificate.
⇒ How I can get an energy certificate?
The property management (Verwaltung) usually provides an energy certificate.
⇒ As a landlord, am I responsible to register my tenant in registration office?
No. as a landlord you only has to provide to the tenant a certificate Wohnungsgeberbescheinigung. For questions please contact us.
⇒ Am I responsible to pays the fees for the German public broadcasting (GEZ)?
No.
⇒ Can I increase the rent so that the agency costs will be neutral for me?
Yes, in principle, the landlord can include his agency costs in the rent.
⇒ How should I calculate the monthly rent of my property?
The monthly rent depends on the location, facilities, length of availability, number of people, number of bedrooms.
⇒ Does the agency pay the rent in case the tenant not pay?
No.
⇒ Which apartments are rented out better?
Well-kept, modernly furnished apartments in central locations are in great demand. Small apartments are best rented out, but as well apartments with 4-5 rooms are often requested.
⇒ Is it worth to take a deposit?
You should always take a deposit. The amount is negotiable. Most landlords take two monthly rents.
⇒ Does the landlord have to accept the proposed tenant?
No. We check prospective tenants according to your requirements. We only forward tenants to you who we have no negative concerns about. We will also discuss with you which tenants you prefer (e.g. only working people, children yes / no, pets yes / no etc.).
